From the outset, we shared an aspiration with CBRE and Lazari Investments to create a world class office scheme that would leave a minimal environmental footprint and offer the highest standards of wellbeing for the occupier.

The landmark project has seen the building completely refurbished, including a dramatic 40,500 sq. ft new-build extension to the rear, with two atriums and an external courtyard. The new extension was slotted into the negative space between existing buildings, giving CBRE extra volume in a prime location without the need for extensive demolition of the existing structure.

Sustainability considerations can be seen throughout with MoreySmith sourcing furniture and materials that strike the optimal balance between sustainability, beauty, and longevity. A range of tactile and beautiful materials were chosen for this scheme, from extensive textured reclaimed timbers to 100% LED lighting and solar panels to provide a renewable energy source.

The building is on track to achieve BREEAM Excellent and will submit to become WELL Certified Platinum, the highest rating level in the standard. Once awarded, Henrietta House will become one of the UK’s largest WELL Platinum fully fitted projects.
